Your Journey

The tenancy life cycle is your roadmap to understanding the journey of renting a home, from start to finish. Whether you’re new to renting or seeking a better experience, this cycle highlights the key steps. It begins with the application process, where you submit your interest in a property. Next comes screening and approval, during which landlords evaluate your suitability as a tenant. Once approved, you enter the tenancy phase, which includes paying rent, maintaining the property, and making it your home. Finally, the cycle concludes with the lease end and move-out process, where you either renew your agreement or prepare to transition to a new space. Knowing each stage will help you navigate your rental experience with ease and confidence.
Ternancy

Application

  • Prospective tenants express interest in a property by submitting an application.
  • The application fee is $80 per family, not per individual.
  • Applicants provide background details, including personal/contact information, employment and income history, rental history, and references.

Screening

  • The screening fee: $35.
  • Applicant’s credit history, criminal record, and eviction history are verified.
  • A phone interview is conducted to review the application.
  • References are contacted if necessary.

Approval

  • Approval is communicated to the selected applicant, and updated in the property management system.
  • A welcome email is sent to approved applicants, enabling them to create their Resident Center accounts.
  • A non-refundable holding deposit must be paid within 24 hours; it converts to a security deposit at move-in and is returned at tenancy end.
  • The property manager prepares the lease agreement for signing by all parties.
  • Move-in instructions are provided to the approved applicants by the property manager.
  • Tenants transfer utilities to their accounts and secure renters insurance.

Tenancy

  • A move-in inspection is performed with a property management representative on the first day of tenancy.
  • All parties comply with lease terms, including payment schedules and property upkeep.
  • Maintenance issues can be reported via open communication channels.
  • Landlords may conduct periodic property inspections.

Lease-End

  • Renewal terms are discussed if both parties wish to continue.
  • If not renewing, required notice is provided as stated in the lease.
  • Tenants may request a pre-move-out inspection to evaluate the property’s condition and identify any necessary repairs or damages.

Move-Out

  • Move-out instructions are provided by the property manager.
  • A thorough move-out inspection determines deductions from the security deposit for damages.
  • The tenant must leave the home in broom-swept condition.
  • A mandatory minimum $350 cleaning fee is deducted from the deposit for deep cleaning
  • The security deposit, minus deductions for damages or unpaid rent, is returned.
  • Keys, access cards, and remotes are returned by the tenant.

Transfer of Utilities

After all parties have signed the lease agreement, it’s time to prepare for move-in. The property manager will provide detailed Move-In Instructions to guide you through the process. Before your move-in date, be sure to contact all necessary utility providers (e.g., electricity, hydro) to establish accounts in your name and schedule activation beginning on the first day of your tenancy.

Move-In Inspection

On your first day of tenancy, you will perform a walkthrough/inspection of the property with a Leizer Property Management representative. A walkthrough inspection benefits tenants by documenting the property's condition at move-in, protecting them from being held responsible for pre-existing damage when they move out. This ensures transparency between tenants and landlords, helps avoid disputes over security deposits, and provides a clear record of any maintenance issues that may need immediate attention. You will also receive the keys to the property at this time – please ensure that there is no outstanding balance on your account prior to meeting with the representative.

Purchase Renters Insurance

Renters insurance is a requirement of the lease, and proof of insurance is required for the duration of the tenancy. You have the choice of obtaining a standard Renters Insurance policy, available through the property management platform (Buildium) or any insurance provider of your choice. Alternatively, you may opt for Buildium Property Insurance (BPI), which primarily safeguards the landlord’s interests.

While both options satisfy the insurance requirement, tenants are strongly encouraged to select Renters Insurance, as it provides financial protection for their personal belongings in case of theft, fire, water damage, or other unexpected events. It also offers liability coverage, which can help cover costs if someone is injured on the property or if the tenant accidentally damages the rental unit.

Resident Center

When your application is approved, you will receive a Welcome Email with instructions on how to log into the online portal and create a Resident Center account. With this Resident Center account, you can:

  • Pay the holding/security deposit
  • Pay rent online and view your payment history
  • Set up automatic monthly rent payments
  • Submit maintenance requests
  • View and download important documents

Property Maintenance

Tenants are responsible for lawn care, landscaping, and the routine maintenance of well equipment, if applicable. For properties governed by a Homeowners Association (HOA), the landlord covers the association fees; however, tenants are required to adhere to all HOA rules and regulations. These associations often enforce stringent standards regarding the upkeep and appearance of the property and landscaping.

Utilities

If your lease will not be renewed, it is important to begin preparing to vacate the property. The property manager will provide Move-Out Instructions to guide you through the process. Be sure to contact all utility providers to transfer services out of your name, while ensuring utilities remain active until the move-out inspection is complete. Additionally, notify the landlord of the scheduled shut-off date to avoid any disruption in service.

Interior of Property

Before vacating the rental property, ensure all damages or issues are reported to the property manager. The unit must be thoroughly cleaned, including floors, kitchens, bathrooms, appliances, and windows. Walls should be cleaned, repainted as needed, and patched to acceptable standards. Repair or replace broken window screens, coverings, and blinds. Ensure all light fixtures and alarms function properly, replacing any bulbs or batteries as necessary. Additionally, replace air conditioner and fridge filters, if applicable. The unit must be left in broom-swept condition at a minimum. Exterior of Property

Prior to move-out, tenants must ensure the property’s exterior is left in good condition. All outdoor areas should be cleared of debris and maintained in a clean and presentable state. This includes performing a final lawn cut and ensuring landscaping is well-maintained. Taking these steps helps ensure a smooth move-out process and preserves the property’s appearance.

Move-Out Day

When moving out of a rental property, ensure all personal belongings, including furniture, clothing, and décor, are removed, and no trash is left behind or placed at the curb. On your last day of tenancy, you will perform a move-out inspection with a Leizer Property Management representative. A move-out inspection is important as it allows tenants and property managers to document the property's condition at the end of the tenancy. This helps identify any necessary repairs or cleaning, ensures transparency regarding security deposit deductions, and provides an opportunity to address issues promptly to avoid disputes. Additionally, during the walkthrough, you must return all keys, including home and mailbox keys, along with any garage door openers.
